One recent project in Woodford Green involved a box dormer loft conversion, where we acted as the Building Owner’s surveyor. This case perfectly highlights the importance of a well-documented party wall process and how it helps manage any minor issues that may arise during construction.

The Project

The Building Owner planned to undertake a box dormer loft conversion to create additional space in their home. The works required structural alterations, including cutting into the party wall for the insertion of steel beam supports, which meant that a party wall notice had to be served to the Adjoining Owner under the Party Wall etc. Act 1996.

Party Wall Process

Once the notice was served, the Adjoining Owner consented, and a Schedule of Condition survey was carried out before works began. This detailed inspection documented the condition of walls, ceilings, and other relevant areas that could be affected. The build proceeded smoothly with minimal disruption, but during construction, hairline cracks appeared on the ceiling of the Adjoining Owner’s first-floor rear bedroom.

Addressing the Issue

As we had a detailed Schedule of Condition in place, it was easy to verify that the cracks were a direct result of the works. With clear documentation and open communication, the builders were able to attend to the issue promptly, making good the hairline cracks and ensuring the Adjoining Owner’s property was restored to its pre-works condition.
